Leasing & Application

Berkshire Jones Forest offers a wide range of apartment floor plans, including one, two, three, and four-bedroom homes. To select your perfect home: check availability, select your desired move-in date and preferred lease term to view detailed pricing options and pricing calendar. Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Applicants must earn 2.5x the monthly base rent in gross income. Combined income is accepted for multiple leaseholders.
Yes. One guarantor is allowed per apartment if income requirements are not met. Guarantors must earn 4x the monthly rent and cannot be used for credit or background denials.
No. Berkshire Jones Forest does not have a minimum credit score requirement. Approval is based on income, credit history, background, and rental history.
Berkshire Jones Forest offers lease terms ranging from 1 to 16 months, depending on availability. Lease terms are subject to change without notice.

Rent, Payments & Fees

Rent is paid through the Resident Portal, which redirects to the BILT payments portal, allowing residents to earn reward points.

Debit card payments are withdrawn immediately. ACH payments may take up to 3 business days to process.
Yes. A 7% late fee applies on the 7th day, with an additional 3% on the 10th day if rent remains unpaid.
Returned payments typically take 3–5 business days to process. Insufficient funds fees cannot be waived.

Utilities & Monthly Charges

Residents pay for water, sewer, trash removal, pest control, valet trash, and electricity. Electricity is paid directly to the provider of the resident’s choice. To select your perfect home: check availability, select your desired move-in date and preferred lease term, then select view details to view monthly fees.
Residents must place trash in the community-issued G&H bin, keep bags under 25 lbs, and follow scheduled collection guidelines.
Yes. Residents may book Contemporary Concierge services online for package assistance and in-unit services.
Packages are delivered to Parcel Pending lockers. The leasing office does not store resident packages.

Renter's Insurance

Yes. Residents must carry renters insurance with $300,000 in liability coverage and list the community as an Interested Party.

Pet Policy

Yes. Berkshire Jones Forest is a pet-friendly apartment community in Conroe, TX, allowing dogs and cats.

Residents may have up to two pets per apartment.

A $400 one-time pet fee per pet and $35 monthly pet rent per pet apply. See our pet friendly page for more details.

There is no weight limit, however the following breeds are generally prohibited: 

• Akita
• American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
• Presa Canario
• Chow Chow
• Doberman Pinscher
• German Shepherd
• Great Dane
• All Husky & Malamute breeds
• Rottweiler
•Wolf/Restricted breed mix

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile. See our pet friendly page for more details.

Yes. All residents must complete a Pet Screening profile, including households without pets. See our pet friendly page for more details.

Parking & Access

Yes. Residents must display the community-issued green parking sticker to avoid towing.
Replacement parking stickers are available for $125 if the original is not returned.
When a guest enters a resident’s gate code, the resident receives a call and can press 9 to open the gate remotely.

Amenities & Community Features

Amenities include a resort-style pool, 24/7 fitness center, outdoor fire pit, outdoor kitchen, Wi-Fi lounge, computer room, and clubhouse.

Most apartments at Berkshire Jones Forest include in-unit washers and dryers — please confirm with the leasing office or your agent for specific floor plans and availability.

Internet & Technology

Yes. Complimentary Wi-Fi is available in the leasing office, mailroom, computer room, and outdoor Wi-Fi lounge.

Move-Out & Lease Renewal

Residents must submit a written 60-day notice if they do not plan to renew their lease.
Yes. Residents may terminate early with 30 days’ written notice and a fee equal to two months’ rent, plus repayment of concessions.
Renewal offers are sent approximately 75 days before lease expiration via email and the Resident Portal.
